Investing – 10 Common Mistakes You Should Avoid

While it can seem very difficult to put money away each month for retirement or savings, not doing so can leave you with a lifetime of living paycheck to paycheck with no possibility of retirement. Just putting the money away, though, is not enough. You have to invest that money in something that will put your money to work for you, earning money on its own. The stock market, retirement plans, mutual funds, and other investment vehicles offered through banks and investment companies are great ways to do this. Be sure to avoid these common pitfalls when considering how to invest that money:


1. Don’t ignore your employer’s 401k plan, if it is offered. Most employers do have such a plan, and many match the funds you put in in some way. By not taking advantage of the 401k, you may be giving up free money, and you are definitely giving up one of the best possible investment vehicles around. If this is available to you, be sure to take advantage of it as soon as you are eligible.


2. Lack of some kind of investment and savings plan. Your age, budget, family situation, and other economic factors will determine how much you can invest each month, and what kind of investments you should make. Familiarize yourself with basic investing philosophies and then invest according to your needs and situation.


3. Being too conservative with your investments. If your timeline to retirement or other financial need is more than 20 years away, you need to consider maximizing your returns through riskier investments. While you may lose some money, at least on paper, in the short term, history has proven again and again that you will make significant returns over the long term. Riskier investments invariably provide higher returns.


4. Taking too much risk with your investments. As you get closer to retirement, you will need to start taking a different outlook on your investing. The name of the game here will be capital preservation, rather than high returns. As a result, you will want to start moving your portfolio to less risky investment vehicles such as money market funds, bond funds, and CDs.


5. Investing too heavily into one sector or type of investment. The best way to preserve capital, while at the same time earning high returns, is to diversify your portfolio. This will allow your money to grow regardless of current economic conditions and keep you from suffering the consequences of knee-jerk market reactions to short-term economic factors.


6. Getting involved in get rich quick scams. Once you’ve established investment accounts, you will be continually bombarded by less-than-honest people trying to get you to buy into their “hot stocks” tip sheets, and other investment advisory information. Don’t fall for it. Chances are, these opportunities are outright fake or just short of impossible to get them to actually work.


7. Hanging on to a hot investment for too long. From time to time, you will find a stock or other investment that pays very high returns. Keep in mind that it will not stay that way, and set a goal to get out before you lose money on it (double or triple your money, whatever makes sense). Once you’re out, don’t look back. Be happy that you made good money on it, not sad that you might have made more.


8. Information overload. You can spend way too much time on analyzing an investment, and by the time you are ready to make a move, it’s too late. Don’t let this happen to you. Lots of money is lost everyday because people were unwilling to make a move in time. Get just enough information to confirm your hunch and then just do it. If you don’t know enough about the investment or the industry, use an investment advisor to limit any mistakes you might make.


9. Investing while being saddled with debt. Your debt will accrue interest charges much faster than your investments will make money. Before investing your first dollar, get out of debt, particularly credit cards and other revolving debt instruments. A mortgage is just fine, as that will likely make you money in the long term, but revolving credit is just not necessary for most people.


10. Paying too much in commission fees. Few things will eat into your investment returns faster than commissions. Unless you are already very rich, and you’re constantly trading in and out of stocks and bonds, you should not be paying high commissions. For most people a discount broker is the way to go. For the cheapest possible commissions, consider using one of the online investment brokers, and be sure to compare commission structures before deciding which broker to use.

Should I Buy an Investment Property When Rates are High?

The best property investment advice you can receive is to always consult those who have experience or specialized skills in property investment.

The property market is a popular way to create a tidy nest egg for retirement but it is not just a matter of buying a property and selling it later down the track for a healthy profit. There are tax considerations, properly location, and tenant selection, not to mention cash flow projections before any decision is made. Despite the large number of reports produced by the media, property investment should be a carefully constructed professional strategy that takes into account your personal needs and goals. For example, buying property via a Self Managed Superannuation fund can be an extremely tax effective way of investing.

In other words, it is not just simply a matter of deciding when to buy an investment property based upon interest rates. There are so many other considerations it would be foolish to generalise one way or the other as to whether it is a prudent decision to borrow money when rates are high or low.

On the one hand, if rates are at an all-time high, it could be argued that the upward cycle may be over and that the downward trend is likely to follow. Similarly, when rates are low, it could be argued that the cycle is about to move into an upward trend. It is self evident that no one can predict the future of interest rates with any degree of accuracy as has been demonstrated over the last two years.

There are always areas growing in values despite rate cycles and putting of investing due to rates being 1% higher and then purchasing a property for 15% greater cost in 2 years time is not a wining approach.

Economists offer differing opinions almost every day of the week with varying degrees of accuracy but more often than not in conflict with each other.

In the property market, professional investment strategies are not based upon such a simplistic approach however. The hallmarks of a good investment strategy include the following

Your ultimate long-term financial goal.
Analysis of your income and likely changes over the foreseeable future.
Short-term financial priorities, including things like children’s education expenses or overseas holidays.
Understanding your risk profile.
Taxation and estate planning.
Investigation of property purchase options including in-depth analyses of locations throughout Australia highlighting past trends and possible future market directions.
Arranging flexible and appropriate finance packages to suit your strategy and cash flow.
Regular reviews of your situation and adjusting the strategy accordingly.
Using superannuation wherever possible to minimise taxation and to augment property investment purchases.

A professionally designed investment strategy will not only incorporate all these issues but will also give you the peace of mind you need to move forward. In many cases, a worst case scenario is used as the bottom line for future plans so that any unforeseen circumstances such as interest rate rises will not catch you off guard.

Once again, it is clear that in order to plan successfully for your financial future, you cannot rely on one or articles in the media or from anecdotal evidence provided by your friends or family.

The most successful property investment strategies only come after consultation with industry experts who carefully plan and monitor your plan to fruition.

Should You Invest in Mutual Funds?

Bill Gates probably doesn’t invest in mutual funds (funds), maybe because most of his money is tied up in Microsoft stock.  Warren Buffet made his billions by managing investments, so he does not need their help, either.  But, if you have money to invest and don’t really know how to invest and manage an investment portfolio, you should consider investing in mutual funds.  Millions of average investors do.

Keep in mind that mutual funds are designed for folks who want professional investment management at a moderate cost.  These are not short-term investments, but rather are for people with longer-term investment horizons.  Once you have cash reserves in the bank for short term needs like emergencies, you are ready to invest.

 Should you invest in mutual funds?  If one or more of the following apply to you, you probably should.

If you want to accumulate a nest egg for retirement, give these investment packages consideration.  For example, if you have a typical 401k plan at work, most of the investment options available to you are mutual funds.

If you decide to open a traditional IRA or Roth IRA, consider going with a major mutual fund family.  This will give you a wide array of investment options, from safe and conservative to aggressive and growth oriented.

If you want to start slow and learn how to invest as you go, you should invest in mutual funds.  For example, you can set things up so that $100 a month automatically flows from your checking account to a couple of mutual funds within a fund family.

If you want to invest in stocks and/or bonds, but don’t know how to invest in them, join the crowd and do it the sensible and easy way with funds.

If you have a lump sum of money to invest from a retirement plan, a CD that matured or from an inheritance, look no further.  For example, if you leave your job where you had money in a 401k, you can move it and avoid taxes and penalties with a direct rollover to a mutual fund family.

If you are retired and want to earn a higher return with relative safety, try bond funds in addition to money market funds.  When you want to receive a monthly income, they will send you the amount you specify.

If you want an investment in real estate, oil & gas, or gold the easy way, invest in mutual funds and let them deal with the details.

It doesn’t matter if you are young or old, rich or of modest means, conservative or aggressive as an investor.  You need an investment portfolio that contains a variety of investment types.  Unless you really know how to invest and can manage your own stocks, bonds, and money market securities…you should invest in mutual funds.

Finally, if you don’t know much about investing…you’re probably a red-blooded American.  As a financial planner I worked with folks from all walks of life.  Few knew how to invest on their own, so I often recommended mutual funds.
